A preservation plan
for four Indiana properties.

Our aim is to keep these properties serving affordable housing if a lawful ownership structure, sufficient funding and sustainable operations can be established.

The founder's commitment

“I intend to complete the donation of my remaining Indiana properties by December 31, 2026, subject to legal and lender requirements.”

Bharath Ramanidharan
Founder & Executive Director

The effort includes existing Foundation-related holdings and two personally held properties. The proposed donations have not been completed. A transfer involving existing financing needs legal, tax and lender review.

The properties in the plan

Anderson · Madison County

1527 Walnut Street

An existing rental property. Its founder-funded sewage repair is complete. Current operating needs and occupancy are being reconciled for the preservation plan.

Anderson · Madison County

702 W 5th Street

A personally held rental property proposed for donation into charitable ownership, subject to legal, tax and lender requirements.

Alexandria · Madison County

205 N Lincoln Avenue

A personally held rental property proposed for donation into charitable ownership. Repairs, vacancy and financing must be addressed in the operating plan.

Muncie · Delaware County

Howard / Proud

The Howard and Proud structures form one property offering. The site includes vacant housing and substantial rehabilitation needs; it is not being offered as ready-to-occupy housing.

We are verifying lawful unit counts and current occupancy. We do not describe the combined portfolio as 17 Foundation-owned, occupied or habitable homes.

Support that matches a real housing need

Our starting priorities are preserving existing tenancies, restoring vacant housing and developing sustainable affordable operations. Local residents, housing agencies and qualified service providers will help identify the needs we can credibly address.

People interested in supporting the work can tell us which priorities matter to them. Specialized programs, including recovery housing, require their own qualified operating partner and feasibility review. We are not currently advertising a sober-living program.

Before property-specific gifts open

We welcome preliminary conversations now. Restricted “save these properties” fundraising is not open, and no contribution is currently represented as guaranteeing preservation of the portfolio.

Start with a conversation.

If you support affordable housing, operate housing services, or can help assess a preservation plan, we would like to hear from you.
