When the cast-iron sewage stack at 1527 Walnut Street cracked, the math on the building forked. There's the way it usually goes — and then there's our way.

A flipper would not do this repair. They'd patch the crack with a sleeve for $1,500, then list the units at "renovated" rates the moment a lease ended. We don't do that.

The full PEX-compatible stack replacement runs $5,500 all-in — materials, labor, the City of Anderson permit, and a small reserve for three nights of hotel lodging if the water has to be shut off overnight. With the full replacement, the building is sound for another 30+ years, rents don't move, and the Lindsey family stays. James stays. William stays.

Days 1–14 · Fund + Permit

Donations clear Givebutter. Contractor scheduled. Permit pulled at the City of Anderson Building Department.

Days 14–21 · Replace

Full PEX-compatible stack replacement. Tenants notified 7 days in advance; lodging reserve activated if overnight water shutoff is needed.

Days 21–28 · Restore

Bath wall restoration, paint, final inspection. Target completion July 15, 2026. All three units remain occupied at current rents.

If we reach $7,500, the additional $2,000 funds 12 months of plumbing reserves across 1527 Walnut and one sister property in Muncie. That reserve means the next failure — and there will be one, because that's what 70-year-old buildings do — gets handled the same week it happens, not the same month we can fundraise for it.
